It is oh so tempting to want to be in your home when buyers come to view it. Who knows your home better than you? Oh the stories you could tell - DON'T!
Always be gone when buyer views your home - period! Tell your Raleigh Realtor if you want someone to be there when the home is shown. Your real estate agent can talk to you about that possibility.
There are several important reasons not to be in your home when buyers are there.
• You do not know the buyers and you do not know what they are looking for. The showing agent will highlight your homes assets and point out the things that the buyers are wanting.
• People looking to buy a home in Raleigh will feel uncomfortable if the homeowner is there. They will not feel they can look where they want or talk about the home. The buyers will want to leave and look at a different home where they are comfortable.
• You may say something that will ruin a sale.
Here's a perfect example:
A homeowner insisted on being there when we were showing their home. Our clients stood on the deck looking at the back yard for a long time. The homeowner went out to talk to them about the glorious view and how she loved to sit on the deck in the evening and watch all the deer that would come to visit. The couple left immediately.
Why?
The couple had told us earlier they were deathly afraid of deer as their child had been hurt by a deer. On the deck they were talking about how much they loved the home and trying to decide what type of fence would be needed to keep out any deer. That is when the owner came out and started talking. They no longer wanted the home because of what sounded like a large deer population.
Potential buyers are strangers to you. It is impossible for you to know what they are looking for in a home. It may not be the same things that you would look for. Let the Raleigh Buyer agent show your home to buyers. If your effort to help you can sometimes, unknowingly, cause difficulties.
If you absolutely cannot leave your home during a showing at least try and step out in the yard when the potential buyers are inside and go inside when they are looking at the yard.
