We really need a rubber stamp: "Another Month of Increased Sales!" (Can you believe it? 9 months and counting.)
• Raleigh home sales were up an amazing 13.1% over last March.
• Average Raleigh home prices crept up again by 1.7% over last year.
• It took less than a week longer to sell a home in Raleigh this March than in March of 2011.
• Houses listed for sale are down by 34.2% compared to last year.
What Does All this Mean?
The incredible low inventory of homes for sale is a quandary. There are homeowners who would like to sell their home but they are not putting it up for sale. To paraphrase Winston Churchill - We cannot forecast the actions of today's Raleigh potential sellers. This is a riddle wrapped in a mystery, inside an enigma; but perhaps there is a key.
That key is a seller's knowledge of changes actually occurring in today's Raleigh's home market.
You know when you get in your car, turn the key, hear the engine begin to turn over, and then, it roars to life? It would seem that the engine of the real estate market is in that stage of "turning over".
Is that possible? Yes.
• Sales are up over last year - which is great! And, more importantly, they are continuing on an upward trend. They are up over last month by over 20%!
• While average sale prices have increased slightly over last year, they rocketed up 4% over last month. (That's huge!)
• And, there's a very important area, that's sometimes overlooked. Sellers were able to get, on average, a solid 97% of the listing price.
