March Starts Chilly but Warms Up
• Raleigh Closed Sales: This March was chilly and still kept buyers inside. Sales were down this month by almost 1.4% from last year at this time.
• Average Sales Price: The March average sales price was $254,644, up 7.9% from $250,057 in March of 2013. We remain positive and expect this trend will continue throughout the spring and into the summer.
• Days On Market: It dropped to 92 this month and that's down 10.7% from last year.
• Raleigh Active Listings: Active listings now stand at 5,776, down 6.4% from last year's 6,169. If you want to sell this Summer, you need to List Right Now or you'll miss the season and we need those homes!
Consumers begin to shake of chilly Spring
March started off a little slower as predicted but firmed as the month continued finishing strong. Lots of our listings sold and we need more. We have buyers waiting in the wings for the "perfect home" If you're thinking about selling, Call me!
We have noticed a new discernment in Buyers. They are waiting for the home they are looking for rather than buying what doesn't truly appeal to them. We're showing many more homes per buyer than in previous years. Sellers take note - your home is in competition with other homes.
If you're a seller, there's still lots of competition for those picky buyers so make sure your home shines or you'll be left in the dust. Make sure your home shows at its absolute best. Ask your Realtor to show you your competition. Also start looking for your new home. See with buyer eyes as you look yourself and then make sure your home is ready for the same scrutiny.
