Spring is Starting and the Homes are Selling
• Raleigh Closed Sales: March sales were zooming with closings up 18% over last year's sales. Buyers were just clamoring for houses. Sales in March jumped from 1,314 last year to 1,550 this year.
• Average Raleigh Sales Price: March's average sales price rose 3.4% over last year's sales price. The average sale price for a home in Raleigh now stands at $279,287.
• Days On Market: The average days on the market until a home is sold continues to go down. It now stands at an average of 60 days. That's down 4.8% from last year.
• Raleigh Active Listings:The total active listings is still down by double digits. Listings are down by a 19.2% from last year at this time. The number of homes for sale in March of 2015 was 4,834 in Wake County.

March 2015 was a great month for real estate here in Raleigh. All market indicators improving on strong sales activity and steadily increasing prices. There's a steady turnover of new inventory out there so there are always new properties to see. Interest rates are still low so now's a great time make that move you've been planning. The Spring Market looks very strong with the well-priced homes going quickly - often with multiple offers. Total Unit sales were up year over year and month over month. Median sales price was up year over year and month over month. The expectations for 2015 are for a healthy and energetic selling season.
The job market overall is looking strong with more and more people moving to NC and the Wake County area in particular. The employment rate in Wake County is now growing by an average of 62 people each day. That's a lot of people needing housing. Nationally the economy continues to improve and personal spending is increasing. Wages are starting to pick up and oil prices remain in the tank, which helps our pocket books at the gas station. All these positive signs continue to support improving real estate markets across the nation.
Buyers, there are great homes out there and they sell fast. Make sure you are ready to make an offer when you see one you love - wait and you may loose it. Also, buyers - make sure you are with a good Realtor who can guide you through a multiple offer situation. Multiple offers on good homes are becoming more and more common.
We are now at the start of our traditionally strong spring selling season. March's numbers were virtually all on the positive side and April is looking good too.
