March Starts the Spring Season Strong in 2016
• Raleigh Closed Sales: March sales are up from last year's March sales. This month's sales were up about 2% from last year.
• Average Raleigh Sales Price: March continued the upward progress in the sales price in the Raleigh area. The average price of sold homes in March was of $286,140. That's in increase of 2.4% over last year.
• Days On Market: The average days on market before a sale continues to fall and now stand at an average of 50. That's down over 16% from last March.
• Raleigh Active Listings: The number of active listings still dropping. Listings are down 13.7% from last year.
March weather still chilly but Sales warming up nicely.
Spring sales have started! The weather was cool-ish in March but buyers helped to warm thing up. March always has activity both from local buyers and from spring breaks in the northern tier of the country. People are coming down to NC during their break to snatch up homes for their summer move.
The number of homes for sale is low, so the good ones go fast, often with competing offers. It follows that house prices continue to respond to the low supply. The average sales price for March was the highest since the second quarter of 2008.
Buyers are showing a sense of urgency in selecting their home. We see buyers being very aware that homes go quickly. But, interestingly, the buyers are very selective. If the home is nice and priced right they only need to see it once. If the home is over-priced or does not present well they will not even walk through the entire home - just glance and leave.
Sellers please don't be fooled by the lure of a quick sale - buyers will not overlook the small details. Make your home shine, price it correctly and it will move. If you don't prepare your home to impress you will sit with it while others fly off the shelf.
The Election cycle is going full blast heading for the conventions this summer and is taking attention away from the financials of the country at this time. The Stock Market got off to a rough start in the first quarter but has bounced back. Employment figures are positive, wages are going up and employers are hiring. Buyers are holding for the right home, even in the face of extremely low mortgage rates. So make your home stand out and your results will be good.
