Market Recovery in Full Swing
• Raleigh home sales are still climbing! 23 months in a row.
• Average Raleigh home sale prices increased again this month up 2% from this time last year.
• The average time to sell a home in Raleigh is down 16% from last April. Homes are selling faster.
• Home inventory remains low. There were 15.6% fewer homes in Raleigh for sale now than last April.

April was extremely strong finishing up in almost every statistic over last April. Homes are selling fast and multiple offers are the order of the day. Our listings are selling quickly and we are desperately low on good listings. So, if you are thinking about selling your home - now would be a real good time! We need more listings Right Now!
The low home inventory is affecting both buyers and seller. What we are finding is that buyers today know what they want. They know the layout, size, building materials, and upgrades that they expect. When they see it they buy it! Today's buyers are educated consumers. Buyers rightly expect agents to provide them with all the information to enable them to make their most informed decisions.
Today's buyers are willing to pay market value for a home but not above that. They know the days of "low-balling" are over and that unrealistically low offers are not considered by sellers. Today's buyers have taught sellers that homes in good condition, clean, that show pride of ownership and are priced right will sell and sell relatively quickly.
Today's sellers know the market value of their home and have studied the numbers provided by a quality Realtor, us:). They have been given a developed plan to market their home and any good plan has to start on the internet. Today's sellers have taught buyers that homes will not be "given away," so don't try because there is a realistic buyer behind you and you will lose. Today's sellers know quality buyers are out there and will not deal with game players.
This is going to be a fantastic summer selling season and full of opportunities for both buyers and sellers.
