April Showers ~ Brings Buyers & Flowers
• Raleigh Closed Sales: April sales were steady in this rainy chilly April. They were up .6% over last year's sales. Lots of relocation buyers coming down from the cold Northeast.
• Average Raleigh Sales Price: April's average sales price rose a whopping 5.2% over last year's average price. The average sale price for a home in Raleigh is now at $281,285.
• Days On Market: The average days on the market until a home is sold continues to go down as the shortage of inventory continues. It now stands at an average of 53 days. That's down over 10% from last year.
• Raleigh Active Listings:The total active listings is still down by double digits. Listings are down by a 17.4% from last year at this time. The number of homes for sale in April of 2015 stood at 5,231 in Wake County.

The Raleigh Housing Market continues strong as usher in our Spring Season on a strong note. This bodes well for a stronger than usual Summer Season. Interest rates are beginning to creep up so that may create a little stimulus for those who have been waiting to buy. We expect buyers may get a little more motivated as they become more aware of the changing interest rate environment. We expect good weather and activity in May as people begin transitioning from Spring to Summer.
We expect listings to increase as the season continues. Sellers are eager to polish up their home to quickly catch the influx of buyers. We are so delighted to see the effort our sellers are putting in to getting their house to shine - and move quickly. A little shine really pays off with a quick sale.
The National Economy continues to improve, particularly on the jobs front. Unemployment now stands at 5.4% which is an improvement over last month and continues the downward trend in unemployment that's been going on for the last several months. Homeownership in the Triangle is responding. Rental prices are rising at a scary high rate and people are seeing the value in buying instead of renting. We are hearing again and again, "I can have a house payment cheaper that a rent payment."
