April Weather Coolish but Sales Warm Up
• Raleigh Closed Sales: April sales were up smartly from last year's April sales. This month's sales were up a strong 10.7% from last year.
• Average Raleigh Sales Price: April took a nice spring leap. The average price of sold homes in April was of $298,230. That's in increase of 5.9% over last year.
• Days On Market: The average days on market before a sale continues down and down. It now stands at an average of 42. That's down over 19% from last April.
• Raleigh Active Listings: The number of active listings is still low. Listings are down 17.3% from last year.
Spring selling season is officially on.
Spring selling is on! The weather continued cool-ish in March but buyers are snapping up the good ones. Already we know that homes that show well - expect multiple offers and expect it to sell quickly. If the home is not gleaming - expect it to be on the market for an extended time.
Home prices continue to respond to move upward. The average sales price for March was $298,230 which is up from last year's price of $281,645.
Mortgage rates have remained wonderfully low. People are getting great loan packages. The unemployment rate has remained near 5.0 percent for eight straight months and wages have increased for several segments of the population.
