April Warms Up Along With Sales
• Raleigh Closed Sales: April sales were up from last year by 4.8%.
• Average Raleigh Sales Price: The average sale price rose this month. The average price of homes sold in April was $340,982. That's an increase of 4.6% over last year.
• Days On Market: The average days on market before a sale dropped this month. Days on market now stands at 21 days. That's down 18.7% from last April.
• Raleigh Active Listings: Active listings are down again this month. Listings fell 9.3% from last year in April.
Competition for Homes Remains High
Sellers and builders are in a good position in the current market. The economy is responding well to both re-sales and new construction homes. The low inventory continues to create a competitive situation for buyers and price increases. We see this situation continuing over the next several months.
Prices continued respond well to this situation. The Median Sales Price increased 4.4% in Wake County. The Days on Market also continue to fall-CLUNK!
Being quick with an offer is still the rule of the day. The luxury of pondering a home are long gone. And, if that wasn't enough for buyers to deal with, the possibility of rising mortgage rates is on the horizon.
