• Raleigh Closed Sales: Home sales rose this month compared to last April. April sales were up by 2.2%.
• Average Raleigh Sales Price: The average sale price rose this month in relation to last April. The average price of homes sold in April was $358,528. That's an increase of 5.4% over last year in April.
• Days On Market: The average days on market before a sale rose this month compared to last April. Average days on market for April was 27 days.
• Raleigh Active Listings: Active listings are down this month. Listings dropped 3.7% from last year in April.
Raleigh Home Market is Blooming
April brings our wonderful weather and the housing market responds. Buyers are out in force this spring. For well-priced homes in desirable locations, competition is fierce. Home prices in Wake County continue to rise! The Average sales price was up 5.4%. Also the Median Sales Price was up. It's good to look at the Median sales price because that the price is right is in the middle, where half are below and half are above. This price rose by 6% to $318,000.
The national unemployment rate dropped to 3.6 percent during April 2019. This historically low unemployment rate can provide
reassurance to wary consumers and they are responding. This is where home inventory comes into play. In the most competitive price
ranges, inventory is straining to keep pace. For Buyers, it is an extremely competitive situation! ALWAYS expect multiple offers and be prepared for them. Winning in a multiple offer situation is much more than just having the highest price. There are cash buyers out there and for those using traditional financing, coming out on top requires guidance from a well-seasoned Realtor. Pick wisely and ask questions. This situation is likely to continue throughout 2019.
