May - Good Sales Numbers for May
• Raleigh Closed Sales: Home sales rose this month compared to last May. May sales were up by 4.4%!
• Average Raleigh Sales Price: The average sale price rose this month in relation to last May The average price of homes sold in May was $365,336. That's an increase of 5.5% over last year in May
• Days On Market: The average days on market before a sale rose this month compared to last May. Average days on market for May was 24 days.
• Raleigh Active Listings: Active listings are down this month. Listings dropped 4.4% from last year in May.
May Brought the Buyers Out in Force
May showed us another strong sales and showings month. Home sales were up over 4% this month compared to last year and showings leaped up. Last month was tax month so maybe everyone was neck deep in paperwork, but, they sure jumped up and out in May. Showing were up this month by 12% over April. Wow! Everyone was looking!
Why? Why the big leap in sales and showings? The strongest contenders in the possibility corner are interest rates and home equity. For the past decade, people have been staying in their homes longer before they sell and as a result, have accrued more equity. That home equity, particularly for people moving here from places like California, Illinois, and New York, along with continued low interest rates make the perfect buying scenario. We are drawing an enormous amount of people to the Triangle area and they are jumping into the available homes.
This month's strong jump in showings sets us up nicely for another strong selling month in June. So, if you are thinking about selling, the time is now!
