Splish Splash, time to hit the Pool - Summer's Here!
• Raleigh Closed Home Sales: June's sales were up and jumpin'! Sales were up in June by a wopping 5.7% from last year's June sales.
• Average Sales Price: The June average sales price took a huge step upwards to $283,897. That's up 7.2% from June of 2013. That is excellent!
• Days On Market: Down to an average of 80 - that's more than a week lower than last year when it stood at 88 in June.
• Raleigh Active Listings: Active listings are now at 6,343, down close to 300 units from last year.
The Sun is Shining on Buyers and Sellers.
June was extremely busy with lots of activity. Summers are always hot here and they are heating up even more. The clientele in the summer are families moving around and lots of new residents coming here to live, primarily from the Northeast corridor.
Days on Market and Active Listings are closely tied. As the number homes for sale decreases so do the Days on Market. We have people looking for homes every day and with fewer homes out there, the good ones are flying off the shelves. People pass on the ones that don't shine and grab the ones that do.
It's a competitive market out there, so be sure to get solid advice on how to position your home to sell quickly and for the highest price. You need a strong Realtor who knows the market well. Get a good one and listen to his or her advice. Buyers don't waste any time with homes that don't show well.
Prices continue to increase and the market remains active as we work our way through our summer sales season. Interest rates remain in the mid 4% range but should increase going forward especially as we get closer to the end of the year.
National Economic data continues to slowly improve with most economic indicators continuing to trend upward very slowly. We hope to see stronger economic numbers as we move through summer and head into the fall season.
