Fall is Fantastic in NC - Raleigh Market Loving It!

• Raleigh Closed Sales: September sales were very strong! Sales were up 9.1% over last year at this time.

• Average Raleigh Sales Price: September had an average sales price of $282,840. That's 6.1% over last September's average price.

• Days On Market: Just when we thought they were as low as they would go they keep falling! It now stands at 37 days. That's down over 31% from last September!

• Raleigh Active Listings: The total active listings continues to fall. Listings are down almost 27% from last year. The number of homes for sale in September stand at 4,204 in Wake County.

Real Estate Metrics are Good!

September started our Fall off strong with closed sales and prices high. A strong indicator of how our Fall will be are where home showing stand. For the 6th straight year they are up! What this means is that people are out there looking to buy homes! With this strong of a showing month the Fall and Winter selling season look excellent.

The only blip in our radar continues to be the number of homes for sale. Overall the inventory is down but the good news is that this month the new listings are up. However, these homes are snatched up fast. We have around 90 people a day moving to Wake County - that's a lot. Many are looking for homes and they decide fast in the Fall.

The Fall and Winter are transfer seasons for many companies. People come in September and November to look so they can close and move in the December Holiday season.
