Fall Brings Cooler Days But Market Stays Hot!
• Raleigh Closed Sales: Home sales rose strongly this month compared to last September. September sales were up by 11.5%.
• Average Raleigh Sales Price: The average sale price rose this month in relation to last September. The average price of homes sold in September was $352,297. That's an increase of 5.2% over last year in September.
• Days On Market: The average days on market before a sale were the same this month as last September. The average days on market for September was 26 days.
• Raleigh Active Listings: Active listings dipped this month. Listings dropped 4.1% from last year in September.
Buyer and Seller Activity Remains Strong
Low mortgage rates and a strong economy across the country have supported both sides of the Real Estate transaction. This trend keeps our market strong as we go into the annual Fall cooldown.
Fall will brings a normal slowdown in market activity. Fewer homes come on the market but there is less competition for those homes than we see in the Spring frenzy. That's why it's always good to compare activity to last year's Fall season as opposed to last month's activity.
In Washington, there are discussions around a broad overhaul of the housing finance system, including the re-privatization of Fannie Mae and Freddie Mac. The discussions will bring changes however those changes could be months or years in the making. We will have to wait to see their possible impacts.
