• Average Raleigh Sales Price: The average sale price rose again this month. The average price of homes sold in October was $322,039. That's an increase of 7.9% over last year. • Days On Market: The average days on market before a sale increased this month. Days on market now stands at 37 days. That's up 2.8% from last October. • Raleigh Active Listings: Active listings are down again this month. Listings fell 7.5% from last year in October. October Metrics Set RecordsOctober numbers set records for previous Octobers. October this year was fantastic! Here are the records that were smashed. • Year to Date Closings• October Closings • Highest Overall Sales Price • Highest Average Resale Sales Price One note of caution with these numbers is that they were records for October only and are not highs for the entire year. The highest numbers in these categories are traditionally found in the Spring. However, in the seasonal ebb and flow of the market, these are incredible numbers and show the high demand for homes in the Triangle area. One number we are watching is the number of listings being added. We are slowing picking up in this area and are out of the double digit deficits - YEAH! It is starting to look very good for sales next year. Within this, of note, is that the higher end listings are picking up and are selling at a faster pace.
