You will soon be welcomed to Wendell Falls - a beautifully landscaped and Master Planned Community of over 4,000 homes. Within the community there will be over 200 acres of parks and 10 miles of open space and trails.

Initially the construction of an amenity center which includes a clubhouse, pool, and multipurpose building is the first order of business. This will give the community a center to grow around and also give the first Wendell Falls home owners a place to play, gather and develop that strong sense of community that will be the essence of Wendell Falls.

The initial phase for Wendell Falls homes has 380 homesites ready for buyers in the 1st quarter of 2015. Interest in Wendell Falls is very high so make sure you are working with a Realtor - like us:), early that knows the community plans and can be a solid source of information for you.

Plans now for homes in Wendell Falls include 6 different builders and 10 different products (homes.) Wendell Falls will include both, homes with garages in the rear (alley load) and homes with garages in the front.

The lot size for the alley load will come in three width sizes:

• 26 ft. Width: Homes on these lots will have base prices for $170,000 - $200,000.
• 32 ft. Width: Homes on these lots will have base prices for $200,000 - $290,000.
• 45 ft. Width: Homes on these lots will have base prices for $280,000 - $310,000.

The lot sizes for the front load will come also come in three width sizes:

• 45 ft. Width: Homes on these lots will have base prices for $220,000 - $270,000.
• 50 ft. Width: Homes on these lots will have base prices for $245,000 - $290,000.
• 60 ft. Width: Homes on these lots will have base prices for $280,000 - $310,000.

There will also be some homes on very premium lots that will carry a higher price. Premium Lots will be both unique and beautiful. A "Boutique Builder" will be designing and building these homes.

• 40 ft. Width: Alley Load Homes on these lots will have base prices for $290,000 - $335,000.
• 45 ft. Width: Front Load Homes on these lots will have base prices for $275,000 - $500,000.
• 50 ft. Width: Front Load Homes on these lots will have base prices yet to be determined.

One key and very important element with buying new construction homes is to know what is meant by "Base Price." This is not the final price that a home will be sold for. Make sure in your planning process you talk to a Realtor about what to expect in a final sales price.

Again, as always, I caution people to make sure you have a Realtor working for you. Every sales agent at a new construction model works for the seller. Working with a Realtor who represents you can make a difference in the knowledge and price of the home you are planning to buy.
