From Contract to Closing - What is Happening? Buyers Viewpoint
From Contract to Closing The time between having a finalized contract to buy a home in Raleigh and the day that the deed is transferred to you is a busy time. This is the time that, we as your agents, are handling a variety of things. Here are some of the activities that we will be working on together.
Home inspections
You may choose to have a variety of Raleigh Home Inspections done.
These typically include a general Raleigh Home Inspection, a Raleigh Termite Inspection, and a Raleigh Radon Inspection.
A Raleigh Septic and Well Inspection may also be conducted if necessary or desired. A survey of the property may also be conducted.
When the inspections are completed, the buyer's agent will submit a repair request to the seller. This is another period of negotiation.
When a decision has been reached on which repairs will be done, the seller proceeds with the agreed on repairs. You will have the
opportunity to verify that the repairs have been completed.
Appraisal
Your lender will arrange for a certified appraiser to assess the home to determine its fair market value.
Loan Package Preparation
Your lender prepares the loan package for a Raleigh home mortgage and deliver it to the closing attorney. This is part of the mountain of paperwork you will be signing at the closing.
It includes things like a settlement sheet, which shows where the money is going, the mortgage note, a Truth-in-Lending document, and much more.
The Final Walk-Through
The Final Walk-Through is conducted by the buyers and their agent shortly before closing.
We walk through the home, one last time, to check it over and make sure it is in the condition agreed to in the contract.
All these things occur prior to getting to the closing table. It may seem like a hectic time but we are very good at keeping everything under control and running smoothly.
