Buying a Home 10 Steps to Purchase
1. Pre-Approval
It is strongly advised that you get a pre-approval letter from a lender before you start your Raleigh home search. Most homeowners require that a pre-approval letter be submitted with an offer.
Sometimes people wait until they find the home. Then during the time it takes to get the pre-approval letter - another buyer has put in an offer on the home and it has been accepted.
It just seems that the house you want - other people do to! As a safeguard for you - get your pre-approval letter before you start to look for your home.
2. Define Your "Must Haves"
When you are ready to look, you and your Raleigh Realtor talk about what is important to you in your new home.
We always ask - "What are the three things that must be in a home before you will consider buying it?"
Once your "musts haves" are laid out - we can start selecting homes to view.
We then tour homes and find the "perfect one." Sometimes this can happen the first day - sometimes the first house! But usually it will take some time.
During this process - relax and enjoy looking. Some of your "must haves" may change - go with it - feel free to re-define as you go along.
3. Offer
Once you find the house we will work on the numbers. We give you all the information you need to decide on the amount of your offer - this includes things like the history of the home, the length of time it
has been for sale, what other homes have sold for in the area, the condition of the home, the tax value of the home, etc. . .
When you've decided on your offer, we write it up and submit it - along with all the accompanying paperwork and earnest money to the seller's agent.
4. Negotiations
Then begins the negotiation period. This is a critical time and it is very important to have a Raleigh Real Estate agent that is well versed in this process. It can make the difference in you getting your home for the price, terms, and timeline that you need.
Once the price and terms of the sale are agreed on and the contract is signed by both sides it is time for you to make a formal application for your loan.
Your lender will order an appraisal to determine its fair market value.
5. Inspections/Repair Negotiations
Once the appraisal comes in and is acceptable, it is time to do the home inspections. We recommend the following inspections be done on all homes: Raleigh Home Inspection, Raleigh Termite Inspections, and Raleigh Radon Inspections. If the home uses a Raleigh Septic Inspection and Raleigh well inspection should be done. We can set up all the inspections for you.
Once the inspections are completed we go over them with you and write up a Repair Request and submit it to the seller via their agent.
This is a second negotiation period. During this time we work with you to decide what, if any repairs will be done by the seller.
6. Get Your Property Insurance
While the repairs are being done, you need to apply for your property insurance (hazard insurance).
7. Arrange For Utilities

8. Closing
Closing is usually held in the office of your attorney. We can recommend several excellent Raleigh Real Estate attorneys if you do not know of one.
9. Recording The Deed/Dispersing Funds
Following the signing and paperwork of closing the attorney records your new deed at the courthouse and disperses funds to all the appropriate parties.
10. Getting Your Key
Once the deed is recorded and the funds dispersed you then get the keys to your new Raleigh home. This usually happens the day of or the day after closing TADA!
This may all sound very complicated but we are very good at keeping things running smoothly so that this can be a fun and enjoyable process for you.
