Raleigh Home Seller Information How to Fix a Failed Listing
It's frustrating when you put your Raleigh Home up for sale, wanting it to sell quickly and it just doesn't sell at all. You get lots of lookers but no offers. What's wrong?
There is a wide variety of reasons why homes do not sell and they almost always include one or more of the following: Price, Condition, Location, or Marketing.
People are looking - But No Offers
If people are coming to view your home but you're not receiving any offers we might need to make an adjustment in one or more of the four prime problem areas Price, Location, Condition, or Marketing.
We can't change the location so we need to look to adjusting the Price, improving the Condition or adjusting the Marketing.
Price is THE most important factor in getting your home Sold. It is the first criteria that every buyer sets. Appropriate pricing can dilute the negative effects of poor location or poor condition.
When you're going to make a price adjustment, it must be significant to potential buyers (or Buyers Agents), to result in increased showings.
For instance, if a home is priced at $404,900, a significant reduction would be to reduce price to $399,900 while a reduction from $404,900 to $403,900 would probably not result in any increase in showings.
Condition of the Home
When looking at homes of the same size, for sale in the same area and for the same price, the home in the best condition will probably sell first.
Make it Clean! Your home must be immaculate for every showing, (cleanliness is possibly the most important factor, nobody wants to buy a dirty home).
On the inside: Pick up all the stuff, pack up most of your keepsakes and personal pictures, always have all the beds made and furniture polished. Your home should sparkle!
On the outside: Sweep the entryway and sidewalk, trim the plants and remove any clutter - hoses, shoes, dog dishes, etc.. It is so important to make a good first impression as the buyer walks up to your home.
Never underestimate curb appeal!
If your home has problem areas that need some work, we need to recognize that and make the buyers aware they will get a price adjustment to take care of the problem.
For example: If you need new carpet or paint, we can offer a credit to the buyers for those things. It is better to offer a credit than to actually replace the carpet or paint because you don't know what buyers might like or want. It is best to let them choose their own.
