Tips for a Short Notice Raleigh Home Showing
Having your home in Raleigh for sale is not an easy thing. You have to live cleaner than most normal people do. You have to keep you home model perfect and be ready to walk out the door at a moment's notice when someone wants to see the home.
Here are some ways to make this a little easier.
Escape Plan.
You can almost count on the fact that you will get a call for a showing of your home on a short notice. As luck will have it, it usually happens when the dinner is cooking, the clothes are in the washer, the kids have the Legos out or you just sat down to breathe.
Given it will happen, have a plan for what to do to get the house show ready in record time.
Assign each person a "mad-dash" job. Ex: Joe picks up all toys and puts them in the toy box, Mary puts show towels in all bathrooms, shuts the toilet lids, puts all "stuff" on sinks in drawers, James sweeps the steps and walk, Alex does not cry, and mom puts music on, turns on the lights, and gets the dog out.
Also have a plan where you will go. The agent and Raleigh buyer time need alone in your home. The park, library, grocery store, neighbors or a long walk are all good plans.
Let the Sun Shine In.
Rooms show better when they are bright. Turn on the lights and open curtains to let in the light and show off your beautiful rooms.
Laundry Baskets.
Toss dirty laundry in the washer to hide it. Put clean folded towels (a set always ready for just this) on top of any unfolded laundry in a basket. Set the basket on top of the washer (which is hiding the dirty clothes) like a staging decoration.
Kitchen Crunch.
While your home is on the market have an empty kitchen drawer just for "short-notice showings. Put all the counter stuff in there, cover with a clean dish towel and put some silverware on top.
Wipe down counters and faucets on the way out. If dinner is cooking - great! Leave dinner on the stove with lids on - it smells great.
Toy Boxes.
Toy boxes come straight from Heaven. Have one for toys and one for all the other kid stuff - dirty shoes, books, blankies, and a thousand other things. Just open them up and drop them in.
We once had a Raleigh seller with 6 - yes 6 children. Each child - even the baby had a box. The children's rooms were always perfect for a showing. Each room had two or three toy boxes sitting neatly against the wall. We were in awe!
Make a run through as you run out.
At the last minute make a dash through your house to ensure nothing is left out that shouldn't be and that your home is in the best possible shape to wow the potential buyer.
