Staging Your Raleigh Home Yourself ~ Preparing Your Home for Sale
Staging is all about presentation. It's how you present your home for sale.
Buying a home is the same as other purchases we make - we look, we see something that looks appealing and buy one product over another very similar product ~ often because of presentation.
The goal of staging is to put your home front and center in a potential buyer's mind. Here are a few tips about how to present your house at its best when you are putting it up for sale.
Make a List.
Ironically the list is the thing that is most often overlooked. A list can be critical for your success.
Write down each and every room and what will show it off at its best. Also, include the front and back yards. You can check things off as you work through them.
Declutter - But Don't go Naked.
Your house is going up for sale. You will be moving. If you are not going to use something for the next three months - put it in a box. This means every drawer, closet, nook and cranny.
Put away all family pictures, and things unique to you or your family. Your house is no longer about you it is about the potential buyer.
Cleanliness is The Most Major Must.
If you can, get your home professionally cleaned. You want it to look like a model home - unnaturally clean is perfect!
Patch any holes, re-caulk if necessary, paint if you can, scrub if you can't. Do it well and do it often while your home is being shown.
Determine Your Home's Strong Selling Points.
Determine the strong selling points of your home and accentuate them.
It may be a beautiful view, a unique room, a dream kitchen, a walk-up attic - something that is special about your home. If you love it - others probably will to.
Write these areas down (most homes have more than one). When you have your list, think about what will bring these place to the attention of a buyer. Do not assume they will automatically see them!
If you have a great view from a window - put a chair with a book on it - facing the window. If you have a fabulous fireplace - decorate it with candles or pictures that draw attention to it. That walk-up attic - get an old trunk and some travel stickers and place it in the attic with an "Indiana Jones" hat perched on it.
Use your imagination to help your buyers see the beauty you see.
Curb Appeal is a Must.
The outside of your home is the first impression buyer will have. It is key. Look at the front of your home as if you are seeing it for the first time.
You want to make it look as inviting as you can. Take away anything that looks like work. Put the garbage cans away! Roll up the hose or better yet - put it away. Get the blower out and keep the drive spotless.
Have your grass cut and edged. If it is possible, get some fresh plants to put around the front - they are great!
You are going for the model home look.
Remember looking through magazines and seeing fantastic homes - do it again. Look at the little details and see if you can emulate them. Sometimes it is the smallest thing that makes a huge difference. Be creative and have some fun.
